The design concept for East Point is one of cost effective, flexible and well serviced buildings set within mature landscaping which has transformed the once bleak site into a green oasis.

Each building is different in form yet all share a common identity through use of a limited palette of materials - Irish limestone, glass and aluminium – and precisely engineered curtain walling and brise-soleil systems

The main axis within the development terminates with an elevated podium adorned with a key Michael Warren sculpture (The East Point) surrounded on three sides by the East Point Plaza complex.

Realising the enormous potential of the location just minutes from Dublin’s growing International Financial Services Centre, our client engaged Scott Tallon Walker to masterplan the 13.75 hectare site and the subsequent phased delivery of all 34 buildings.

The land was originally reclaimed from the estuary for port and industrial uses, and required remediation of landfill gas and other environmental issues before construction could commence.

With over 130,000 sq.m of office space, the plot ratio for the site is almost 1:1 – up to twice as dense as many suburban office parks. The spacious campus feel is maintained by excellent landscaping and careful consideration of car parking, including multi-storey provision.
